"A definite 10 plus! Our stay in this converted barn couldn't have been nicer. The Doggie Suite is well appointed with all needed for a comfy stay. Bed is comfortable; the closet is huge. Clean, neat, and full of charm. We were amazed at the doggie run in the yard and the close proximity from door to car. Access is easy and the lock system is wonderful. The property is beautiful and the country setting peaceful and quiet. We will definitely recommend and return when we can. Catherine and Richard T."

After our initial stay at Mansion Farm Inn a few years ago, my wife and I have returned for additional stays multiple times. It's a testament to this wonderful place that we keep coming back when we regularly visit the Milton/Lewes area. The high quality of accomodations and the genuinely kind hospitality that we experience are consistently excellent in every way, each and every time. It has become our 'go-to', thanks to Innkeeper Will and his incredible team. We're enormously grateful to have this lovely venue available!!!

Awesome place, rented the Doggie Suite, 5 star, Wife and I spent a long weekend thier qnd despite the storm we had a wonderful time. Shout out to the proprietor Will, he runs a Class A inn/Bed & Braekfest.

My wife, three kids, and I booked two rooms at the Mansion Farm Inn recently because we were helping my mother-in-law prepare to relocate from Milton later this summer. We had looked at local hotels in Dover or Rehoboth Beach, but decided on this B&B because how close it was to her house. It made all the difference in the world being so close and the inn felt like home, with amazing breakfasts and comfortable rooms. My very active kids enjoyed the spacious backyard to play sports. An added bonus was getting to know Will, the owner/innkeeper/awesome cook as well. I highly recommend this place.

Once again another great stay at the Mansion Farm Inn! They have every amenity you could ask for, including an EV charger (for tree huggers like us). Spotless rooms, impeccable host (Will). Whenever we are in the area, The Mansion Farm Inn is our go to spot!

Will was a wonderful host and catered to all of our needs. We thoroughly enjoyed our home away from home. The room was beautiful, the bathroom was exquisite with a large soaker tub and the bed was very comfortable. The food made by Will was delicious. We highly recommend you go and check out this beautiful Inn yourself.
Quiet, convenient location just outside of Milton. Shops, supermarket, restaurants less than five minutes away and a short drive to Rehoboth Beach. Stayed in the Coastal Suite with our two dogs. We loved every minute of it. Full kitchen, super clean and fresh, free streaming service TV and they have an EV charging station! Couldn't ask for more, can't wait to go back.

My wife chose the Mansion Farm Inn as an anniversary getaway. The location is close enough to the beach and still removed just enough to provide peace in the evening. The room was spacious and meticulously clean. And the included breakfast? Amazing! Do not, I repeat, do not go out for breakfast. Will is a top notch chef and you will enjoy his breakfast and his conversation. Amazing place and an awesome innkeeper.

Will was a wonderful host. Every feature of the Inn is designed to make you feel pampered. Breakfasts were sumptuous and delicious. The location offers a serene setting not too far from the hustle and bustle of the beach communities. Will definitely be returning!

My only regret about the Mansion Farm Inn is that I couldn't stay longer! Photos do not do justice to it nor the Milton Room where I stayed. The level of luxury and attention to detail were amazing. The home and its landscaping are beautiful, as is the large saltwater pool out back. Breakfast was absolutely delicious and filling and Will was a most gracious and kind host. Very convenient to Rehoboth without being in Rehoboth. Peaceful, tranquil, relaxing. Would absolutely stay there again and looking forward to doing so.

We had an excellent recent stay at Mansion Farm Inn. The Holly Room is spacious, well appointed with spectacular sunsets. The salt-water outdoor pool was a great way to end a day and the grounds around the house and pool are lovely. Because of a commitment we had, we only were able to have the yogurt and fresh fruit which were both delicious and generous; next time we’ll be sure to have the savory breakfast & we look forward to our next stay — thank you, Will, for your gracious hospitality!
Our weekend at Mansion Farm Inn was by far the most relaxing get-a-way we have ever taken. The house, outdoor space and all amenities were absolutely perfect. From the location you can easily get to multiple beaches, quaint little historic towns and excellent dining. We enjoyed a lot of quiet time at the b&b by the pool, on the porch or in any of the other outdoor spaces. Will was a gracious and kind in keeper who made sure we always has everything we needed and had an enjoyable time. And Breakfast was DELISH everyday!!! We can't wait to go back again sometime.

I feel bad putting this comment, but just would like to share my experience. I do feel a bit misled by what was advertised on the website mentioning complimentary breakfast and complimentary spa. The breakfast was not good had limited variety. The room was apart of my most uncomfortable experience. Please be aware and avoid the second building Avenue II. It is about 2 buildings away from The Avenue where all the amenities are. The beds were very uncomfortable and firm. I didn’t feel safe in the room since there was a gap in the door where the locks were. The shower head was hanging off from the wall, and the photos of what’s advertised in the room are way different than what I received. Maybe I would have had a better experience being in the main building that looked extremely beautiful with hotel rooms within that building. The staff was very friendly. But where they had me stay looks like a ran down inn motel. I have photos of what things looked like and can literally see the gaps in between the door seeing light from outside. My room was placed right next door to a club nearby and I can literally hear everything walls were extremely thin. I didn’t even stay till my last day for check in and left a day earlier than my checkout date. I found more peace and comfort at home than in that inn. I couldn’t take it and was urging to go home. As far as the spa maybe I should have asked more questions before booking, but I thought the spa was included in the fee, and even if it wasn’t it was way more expensive for a 60 min massage than if I were to get one at a spa place like hand and stone being less than $80 the spa I received here had no special things like hot stones or stuff like that just a massage costing me $150. I didn’t want to continue on being uncomfortable and paying any further unexpected fees and just went home.

I stayed at the Avenue 2. We still had access to all the amenities of the Avenue. The hotel lobby and common areas are all decorated for Christmas, and I now feel in the Christmas spirit. Breakfast was amazing; not the normal hotel breakfast they had the usual items along with extra special additions

We’ve stayed here many times over the years. Love the clean rooms, breakfast, the pool and hot tub, the wine and cheese hour, the cookies! . Rehoboth Beach was a quick, awesome few days getaway for us and this hotel is in the perfect location. Loved the area so much we bought a house and are retiring to Delaware. We always recommend this hotel to friends who also want to check out the area. I miss not staying there, and look up fondly at the Inn as we walk by when visiting the boardwalk.

We had a lovely off season stay at the Avenue Inn. Clean rooms and facilities and you can't beat all the amenities such as free breakfast, free wine and cheese, and nightly cookies. The pool area was lovely as well. We were lucky to have a warm day to go to the beach and they provided chairs and towels which was very convenient. The location is great, a block from the beach and in walking distance to many shops and restaurants. Parking was also included but sometimes hard to find. Overall a great hotel!

This place is the BEST!!! Randi & Michael are exceptionally amazing! I love Randi’s calm & cool attitude. She’s very competent. And Michael is always in a positive, refreshing mood too. I’ve gone here for years. Kaitlyn & Alexander whom I just met are also efficient and kind. The location is perfect, the atmosphere is relaxing, the breakfast is great. The place smells nice. You really can’t beat it!! I changed rooms twice due to availability & each room was PERFECT & quiet, despite the place being booked! I love the steam room & jacuzzi too only I couldn’t use it this past visit as am healing from something. Although normally they don’t hold luggage, Randi was so kind as just this time I was too sick to drive myself to the beach so she said that after check out I could leave one of my backpacks at the desk till my dad arrived to pick me up. As I can’t physically walk on the beach with all my bags, even to find a place to rest. I really appreciate the compassion and exception!! I’ll def come back (& drive myself this time like I used to, when am all better! :)).

Room 504 had a few issues and for this I was credited one night. This is in the secondary lodge and offered at a slight discount. There was a very large wet area on the floor next to the bed the first night (about 4 square feet large). Microwave was ancient and didn’t work. Complimentary Pack and play was old and dirty- we’ll bring ours from home next time.
Overall the room was okay but not great- doesn’t compare to the main lodge. I definitely won’t stay in the satellite building next time.

Breakfast was super crowded and the room was very warm. We were supposed to stay in the main dining or lobby w kids, we had a baby in a stroller that slept the whole time yet we couldn’t go into the less crowded room to the side due to the sleeping baby ( it’s an adult dining area only which makes sense, but a sleeping baby should be allowed). With the limited seating and requirement for that room I recommend you ask people to leave the main area once they are done with breakfast. Lots of folks just hanging out taking up space.

It just felt like the secondary hotel space wasn’t as nicely maintained as the main lodge.

Cookies and wine were great as usual!

LOVED it here. We came here on the tail end of beach season in September and it was perfect! Convenient shuttle service to the beach, with beach towels, and beach chairs provided. The staff was helpful, there was one lady who was kind of scary at first but she ended up being super helpful. I guess she's just a stern person.

The room itself was perfect, loved the bed, decor, cleanliness, etc. I have no complaints. The pool, sauna, steam room, and hot tub were all great since later in the day it started to rain. Yes it is a little small but we had no issues with that and loved that we could use it until 10 PM.

The wine and cheese, cookies and milk, and breakfast was all delicious and for this hotel I would say it is 100% worth the extra money.

The best place to stay in Rehoboth. The entire hotel is beyond clean and smells great everywhere. The staff goes above and beyond to make your stay feel special, and the location and amenities are more then desired. They have a shuttle that takes you to and from the beach, as well as beach chairs for you to use. They offer wine and cheese every night at 5 where we have never had bad conversations. They also offer milk and cookies at 8. The bar/restaurant attached is called the blue hen and is a great spot to have a drink. Your within walking distance to just about every restaurant in the area, and all the shops. Definitely worth a stay.
This is easily the BEST hotel I have ever stayed at. They provide towels and beach chairs for you and shuttle you to the beach. The complimentary wine and cheese every night was such a nice touch! The room was clean and decorated so cute. The location is prime! Staff was incredibly friendly. The heated salt water pool and hot tub were perfect to hangout at when we finished at the beach for the day. We will never stay anywhere else!
