Overall 2.5 stars. Sophia and Ryan were pleasant. However, breakfast was disappointing. If you select a front room beware there will be light pollution in your room. Parking is offsite. This inn is not worth the money.

My husband and I just got back after celebrating our anniversary. Great location, great staff, great everything! Breakfast was so yummy every morning and being right off of St. Georgia made it easy to come back and drop things off or take a rest before our next adventure! Thank you for an amazing weekend away! Super cute place in a perfect location. We were able to walk to everything. We stayed for two nights mid week and the continental breakfast served (midweek) was beyond our expectations. We selected a front upstairs room which has a porch shared with one other room. It was an enjoyable feature. Ryan the GM and Brian, owner, were pleasant and hospitable. You are given a pass for free parking, which is about a block and a half away. We look forward to returning. Thank you Ryan and Brian.

We've stayed here for three anniversaries and have loved it each time. The weekend breakfasts are phenomenal, and the comfortable rooms are quite stylish. It's a stone's throw from everything in the historic district. You'll love any room you choose! ❤️

Need a B&B in St. Augustine with clean rooms, excellent service and a perfect location? This is it! We are Flagler parents who stay in B&Bs after moving our kids into the dorms and when we come down to visit and this is by far the absolute best B&B we've stayed in. It's immaculately clean and not cluttered with ugly knick knacks that collect dust like the other B&Bs we've stayed in. Our room has a king size bed and private bathroom and is at the back of the house, so there is no street noise (that's huge for me because I'm a very light sleeper). Parking is free with a hang tag you get when you check in and is located in a lot that is a short walk away (about a block). It's a rare and really valuable bonus to be parked in downtown St. Augustine for free- if you've ever been here before, you know it's almost as bad as finding & paying for parking in Chicago. ?

There is a young Flagler grad who is on-site running the show and doing an amazing job. He's delightful to chat with, extremely attentive, a great breakfast host and has great restaurant suggestions. He somehow manages to pull all of this off while not being at all intrusive- he has naturally great intuition about hosting.

Breakfast was really good- very tasty. The coffee bar is right outside of our room and available 24 hours a day. We gave thoroughly enjoyed our stay and will absolutely stay here again on our next trip down.

Perfect little place to spend your nights in St Augustine! Even with our late check-in, the owner was easy to contact and quick to communicate, and he left super detailed instructions for us. The room was clean, the bed was super comfy, and the whirlpool tub was a nice touch. Convenient location - we easily walked to multiple stores, bars, and restaurants. And the breakfast!!! Uh-mazing! Great service, and so yummy! Would definitely stay again!

44 Spanish Street Inn is amazingly simple in its charm. Ryan is an immaculate host. I booked this room on a whim and it turned out to be the best Bed & Breakfast experience we've had. I would definitely stay here again. I would highly recommend 44 Spanish Street to anyone wanting to be in the center of Old Town.

Beautiful inn in a prime location. This place was nice and quiet. Very comfortable bed and lovely outdoor spaces to sit and relax. Steps away from shopping, attractions and restaurants. Great parking just a couple of blocks away. We'll definitely be back!

Unfortunately when we were there, there was no breakfast since the chef was gone or unavailable. They did give us $$ back and suggested breakfast spots in town. The location is great. The room was a little tight for us and the bathroom very small. Could use some TLC. Staff was nice.

44 Spanish Inn is a cozy and conveniently located gem in St. Augustine. We found this place last year for our Anniversary/New Years and loved it so much that when came back again this year. Staff is very polite, one of the owner's that we actually got to meet Brian is a great guy, and its location is off to the side of George St. It is located close enough that you can walk to everything but not right in the middle of everything where its impossible to get around by car. We love coming here and will continue for years to come! Thank you for the great service!

I have been at 44 Spanish Street several times…. I love it! The Inn is quaint, quiet and extremely convenient, its location is perfect… Dirk, creates the most delicious breakfast…. I say, “creates”, because they are a mouthwatering work of art. I can’t wait to go back.

We came here for 3 nights, and rented 2 rooms. Everything is beautiful. We felt like we were staying with family. We enjoyed sitting outside, the food, watching people pass by, and listening to music. We love it so much we made reservations for next year.

ZERO beverages on site after 9PM including water and vending machines. NOTHING. Want a drink - go drive through traffic to a gas station. What an awesome vacation.

We will never be back and hope you spend your money somewhere that can afford a water fountain or vending machine. Awful.

We come to Orlando every 6 months from MI and have to say this place is a joke. ZERO BEVERAGES on site after 9PM. Not a drinking fountain or vending machine.

You have to leave the entire property, find a gas station and bring it back. Seriously!?

We will NEVER be back and will make sure many others spend their time somewhere they can actually get a damn drink. EVEN WATER!?

Had a great time. Rooms are fantastic and the property is very nice and also very clean. Lots of family friendly activities to do on site including games, sports, fishing, pool activities and more. My only constructive criticism would be that they only have one restaurant on property. You do have a full kitchen in your room so you can of course make your own meals but we stayed there for 5 days and preferred ordering food and got tired of eating at the same restaurant so resorted to Uber eats form other local restaurants. For a property of the size I think they should have more options. They do have a bar as well, but limited hours and drinks were weak.

As a large vacation property it is not only well cared for but the Flora and Fauna are absolutely beautiful. The pools, lake area, lawns are well manicured. The units are spacious, clean and newly remodeled. The staff are friendly and helpful.

I've travelled and stayed in a lot of places over the years. This by far has the best grounds I've ever seen! BEAUTIFUL landscaping. The trees, plants, flowers WOW! All the staff are very friendly. This is also the first place that all the employees wave to you. Even if you're in your car driving and they are passing, they wave. Truly a beautiful place. Also a lot of nice activities for both kids and adults.

The resort is great. No doubt. Especially if you get a "villa" (apartment) facing the main "lake" (eg in building 63 to 65) .

As a noise sensitive person I would recommend insisting on a top floor villa (4 stories) as, should your neighbors not care too much it could get really noisy, especially should chairs and table being dragged on the balcony. Unfortunately it looks like the management does not think it is worth fixing that with chairs silencers.

The very large "villas" have everything you need though, as a rather frequent guest, I feel appliances used to be much better.

The facilities are great. The gym is fantastic and the swimming pools are quite amazing. It is a very kids friendly resort which is great though I think having one quiet swimming pool would not harm. The smaller of the three could be a perfect choice.

Plenty of activities. Fantastic location. Peaceful place overall.

Years ago you would get all staff to greet you even driving through the property. Not anymore except for a few employees or contractors. It was a nice touch. Not that I am really missing it but it shows times are changing 😉

This hotel is absolutely beautiful. We had a suite with two rooms, that met in a common area with a full kitchen, dining area, and TV area. There was a screened-in porch accessible from our common area (as seen in the attached picture), overlooking the beautiful landscape of palm trees and fountains in the small lakes scattered around the well-kept grounds. The staff were incredibly attentive and helpful. There are also EV chargers scattered around the property! I'd highly recommend this location when staying in Orlando.

Absolutely the best resort in Orlando! Thank you to Lakeram & Leonel for going above and beyond to help make our stay here extra special! The staff here is very friendly and quick to respond to any requests you may have.

The resort is well maintained and has beautiful amenities and rooms. I have been coming here every year for two weeks for the past ten years and it keeps getting better! I love the pools and the tropical mature vegetation all around. Nothing beets sitting out on the patio enjoying their lovely ponds. Would recommend! This is our favorite timeshare resort! We were long time Disney resort fans, but all true Disney fans know the level of service and magic has drastically gone down and it is no longer worth the astronomical price. We love this resort for our large family!

Everytime we stay here we have an amazing time. The rooms are big (2 bedroom + living/dining + kitchen + 2 bathrooms + Laundry room) and always clean when we show up. The housekeeping service is very professional and friendly. In fact, everyone working there is friendly and will wave and say hi. There are several pools to choose from and a couple of hot tubs at each pool. Plenty of lounge chairs to lay out in the sun by the pool. There's a bar and food at the main pool by the front lobby and the food is quite good! You can charge all food/drinks to your room so you don't need to carry your wallet. The grounds are always being maintained (tons of palm trees and grass to keep up) so it always looks beautiful. We went just after Christmas and the lights were really nice to look at at night.

Next, the location is so good! It's right next to Sea World (don't worry it's still quiet), and 10-15 minutes from Disney Parks & Universal. Really close to the premium outlets (great for shopping!) And tons of restaurants nearby. Cannot say enough good things about Cypress Harbour!!

If I was forced to give some areas of improvement, my only one would be that the TVs are not super big/bright (49" LG), maybe would have been nice to have a 60" in the living room, but not a big deal since you'll be spending most of your time out of the room in the sun or at attractions nearby!

Beautiful setting, great villa, and very clean. The accommodations were terrific--tons of room, well stocked with supplies. Particularly loved the screened-in deck with the lake and fountain view! And we want to give Scot at the front desk a shout out. He is just the nicest person and fixed a glitch for us that absolutely elevated our experience. Thank you again, Scot!! And I can't forget the super welcoming lady at the entrance. She helped make a great first impression of the resort. We highly recommend this place.

My wife and I brought our son's family of 4 with us this year( we have owned for 25 years, and rarely missed an October stay). My son and grandson slept on the living room pull out sofa, and I was very disappointed with the mattress. It lacked padding so much, that bars could be seen without anyone on it. It's pretty much adult unfriendly. I realize that fiscal responsibility (paper towels, no all purpose cleaner, really cheap kitchen utensils) is important, maybe a small step up in quality may be in order.
